About us and the history and use of our 2462 Mountain Dr. home. We purchased the home in 2007 as a second home near our daughter and her family, who live in Farragut. We wanted a turn key home where we could enjoy our Tennessee family several times a year, and then lock the door and leave. Because we were only part timers, our TN home has had light wear and tear and is still much like a new home. Our grandchildren are now older, and so are we. We need to simplify our lives. Thus we have reluctantly made the decision to sell our second home in the Traditions. 2. Why we purchased this particular home: Among the things that attracted us to this home were: 1) the private and flat driveway (many Traditions units have shared driveways and many have sloped driveways that become ice sheets in the winter); 2) the open floor plan upstairs without pillars or obstructions to divide the dining and living areas; 3) the high ceilings and good window lighting; 4) the many small builder touches ; and 5) the basement possibilities. 2. Our basement: We purchased our Traditions residence directly from the builder and immediately had the original builder finish the basement. In doing so we added a separate heating and air conditioning unit to the basement. The basement includes a bedroom (or office), ping pong room, media center, large game room that our grandchildren loved, and small room at the base of the stairs that we used as a music room, where we kept a small piano. Our family spent many a happy basement "game night". Dave also loved the basement as a "man cave" retreat to watch football. 3. Other upgrades to the residence. Upgrades that we added to the home include: 1) hardwood floors in the living room and one upstairs bedroom (which we used as an office); 2) Screening in of the back porch, including screening under the floor, which resulted in a pleasant bug free area to sit and enjoy Tennessee evenings; 3) Finishing the upstairs laundry room to add cabinets and a built in sink; 4) The wrought iron front porch railing and wrought iron exterior decorations; 5) Ceiling fans and lights in the second and third upstairs bedrooms; 6) Installation of an ADT security system, with all doors and windows armed except for the windows in the living room and master bedroom, which are too high off the ground for easy access. The system includes four motion detectors and a "panic button" , which we left in a kitchen cupboard. The system is monitored by ADT. Police and fire authorities are called as necessary. We cancelled ADT's monitoring, but it can be reactivated by contacting ADT. We paid $39.34 per month for ADT monitoring at cancellation; 7) installation of a new upgraded heating and air conditioning unit for the upstairs to replace the original unit. This was done in 2016 at a cost of $4,550, by Harris and Swicegood, who regularly service our heating and air conditioning units. Their phone number is (865) 675-6755. 8) Addition of the hand railing on the stairs in the garage and safety bars in the master shower; 9) Addition of the garage shelving; and 10) Installation of upgraded Wi Fi thermostats on both the upstairs and basement thermostats to allow remote monitoring of thermostats on our iphones. 4. Living in the Traditions neighborhood of Avalon: The Traditions neighborhood of Avalon is a terrific place to live. We have the benefit of two Homeowners Associations, each of which is well worth its annual dues. The Traditions homeowners Association handles all exterior maintenance of our Traditions buildings, all landscape maintenance, homeowners' insurance, social events, and much more. It is run by neighbors who fortunately devote huge amounts of their time to making our lives easy and enjoyable. The Avalon Homeowners' Association provides the pool that our grandchildren have enjoyed , a clubhouse for social events, numerous organized social events, and again much more. We have a well functioning book group in Avalon (which Toby started), and several other fun social groups.
